Which Ballyhackamore Estate Agent

Options
Am going to put my house for sale in early 2013 so will most likely use one of the Estate agents at Ballyhackamore. I live at Stormont but am looking for recomendations or otherwise for Templeton & Robinson,Philip Johnston, John Minnis,Cowley Groves and Bennet and Link.

    Whichever you go for, don't go for the one that values your house the highest unless you don't actually want to sell :cool:

  • Out if your list I found Bennett and lisk the easiest to deal with for viewings etc. middle of the road I valuations.

    Pooler estate agents are probably the most realistic valuers IMHO.
  • Templeton Robinson over value ,you will still be trying to sell it in 2050 .
    Check property pal and property news ,see what the asking prices are in your area then question the agents .Dont expect to get the asking price from any off them.

    Hi, I can only offer my opinion as a buyer from Philip Johnston, frustrating is the only way I can describe it; if I had been the seller & aware they were treating potential buyers as I was treated I wouldn't have been happy. They ignored my calls & left my offer sitting for weeks with no feedback, (after telling me there were other bids.) Sat for over 2 weeks on my final bid, while they were trying to see if other "bidder" was interested, only I was on a time-frame to buy I probably would have walked away from the purchase. Had to contact my solicitor on day of completion as there were still tenants in the house, couldn't pick keys up from Estate agent as they hadn't bothered to chase the letting agent for the keys. Wouldn't touch them with a bargepole if I'm selling again. MY solicitor was disgusted with their practices.
    From a buyer's perspective Reeds Rains and UPS seemed professional enough, Morton Pinpoint seemed overpriced, Rogers & Browne very easy to deal with, & more importantly seem to value the buyer with honest info. If they had had a suitable property I would've felt very comfortable dealing with them...can't comment on any others I'm afraid..hope this helps..

    To be honest I have heard the same about Philip Johnston. Was never going to go with them !!!!:eek::eek::eek::eek::eek::eek:

    Can I advise against John Minnis? He worked for Philip Johnston when we were buying a house and he was the agent handling the sale for the vendor. He was about as much use as an ashtray on a motorbike and delayed the sale going through due to his inaction. He certainly wasn't acting in the best interests of the vendor and I would have been furious if I had been paying for his services.

    My experience of the B'hack branches as a recent buyer:

    Templeton Robinson: overpriced, unhelpful and difficult to get hold of. Took ages to get back to me. Most of their properties were out of my price range, though.

    Cowley: branch at B'hack not great. Staff seemed a bit uninterested. Their Cregagh branch is good, and they seem to have more houses in that area. Did all viewings with the estate agent.

    Phillip Johnston: didn't speak to the same person more than once, and they didn't really seem to know what they were talking about. One house I viewed had been overpriced and on the market for a year, but the agent I spoke to didn't seem to see the problem when I pointed it out.

    Bennett + Lisk: eventually bought via them, so maybe a bit biased, but I did think they were the best of the lot. Fairly pro-active about calling me when a house came on the market (only they and Cowley did this), persuaded me to view a few I hadn't considered. Prompt returning calls. As a result, I saw more houses with them than anyone else. Only thing I didn't like was that all my viewings were with the owner, not an agent, but don't know if that's the norm with them.

    I have both bought a sold where the viewing where done by the owners .I have to say I prefer it that way .As a seller I could tell the buyers details the agent wouldnt .Know .
    As a buyer I could ask more details .How long have you live her ,what are the neighbours names . How old is the boiler ,or electrics ,where are you moving to ,have you a house lined up .
