Would be helpful if you could narrow things down a bit, for example where do need to get to for work?0

Another vote for Walthamstow from us. We've recently moved in and are really enjoying it - feels much more of a community than other parts of London we've lived in and people have been really friendly. Plus transport links are good, there are lots of useful shops around the market and we're living in a lovely three bed on a pretty nice road which we bought for around the £300k mark.0

I personally wouls suggest Hornchurch or Gidea Park. Still decent commuting links but you'd get a good size house for your money.Don't listen to me, I'm no expert!0

Walthamstow, E17; Highams Park, E4 (I lived there for several years and will probably be moving back this year). Much more for your money in Highams Park - that's my sort of bracket though, so don't go nicking a house I want
North Chingford is also nice, but a further stop out, and can be very pricey. Would avoid Chingford Hatch, Chingford Mount and a few roads in and around all areas.
Hither Green also okay, but, as said, that's south and I'm not sure you'd want to be that side.
btw, I travelled in from Hainault for years. It's mainly white, I suppose, but I can't say I've heard of or witnessed any racism. Being white, maybe it's escaped me though!
I certainly wouldn't want to buy in Woolwich or Plumstead I have to say, although with the DLR in Woolwich now & it's many bus routes, the transport links are pretty good. It's not a place I've ever felt safe in and know I'm certainly not alone there.
Agree with the comment above re Eltham. Lived there for over 6/7 years and found it to be quite friendly and, apart from a few 'yoofs' (not aggressive/abusive) hanging round on street corners, it was okay!
