    The agent is left to interpret how best to go about that and requesting evidence of the cash in the case of a cash buyer would appear about the only sensible option for the agetnt to discharge his responsibility.

    THat's as may be, but the EA we bought through certainly didn't. They checked our ID but nothing else. It wasn't until about 6 weeks after we offered that we pulled the cash together, and proof was only ever given to our sols for money laundering checks.
    Many people would be (rightly?) uncomfortable passing that kind of financial information through the estate agent, myself included. As I said, I'd let them ask my sol, but due to their general lack of competence in several areas, I would not have trusted them with that information.

    I would also ask through your solicitor. When we instructed ours they asked for bank statements showing where all of deposit was and in which accounts. So the solicitors should know. I would have been wary about showing the agents our bank statements showing our deposit at least not until later on the process.

    I am so not looking forward to encountering the buyers of 2013 from a lot of what I have read on here. Crossing my fingers VERY hard that I get "normal decent honest buyers" - rather than "vulture buyers of the lying variety".

    Keep fingers crossed for me - I'm going in soon. Awaiting viewing appointment for "location-to-be" to come back to me from estate agent (plus several other possible houses whilst I'm on the subject) and I'm perfectly prepared to pay the asking price for the top-of-the-list house I'm wanting a look at IF the house matches up to its details - because I think its a perfectly fair price and I can cover it okay from my present house (provided I don't have to end up with one of the Vulture Buyers that are currently circling round the housing market looking for "blood" from a seller and hoping for a "kill").

    I see a business opportunity here for someone - ie making vulture mask cards that can be sent to any Vulture Buyer a houseseller falls victim to (ie if they can't find a "normal buyer").

    Lol that's funny! Although I could say the same about "vulture Sellers"! So many houses we viewed this year (and last!) the sellers just would not budge from unrealistic expectations and rejected very reasonable offers! Most never sold some where reduced, one to well below our offer!! :lol:
  • I have noted some Vulture Sellers in this location-to-be and can see exactly which houses are overpriced. In the main though - I estimate that at least 50% of the houses there are fairly priced (including the one I am hoping matches up to its description).

    I would hazard a guess - judging from MSE evidence - that there are a lot more Vulture Buyers around than Vulture Sellers. I shall get my estate agent to "earn their keep" by being the one to show buyers round my house, because I have the distinct feeling that I might find it difficult not to throw any Vulture Buyer that comes along over the nearest bridge - whereas she will "keep her cool" and remember my instructions not to let any of that type of buyer anywhere near me for their own safety:rotfl::rotfl:
