Hello,
Thanks for your interest in my flat I'm sorry I've been so busy with work ..However, there won't be any problem inviting you for the viewing, i currently work and live in Bath so I will need to take a day off from work in order to come down and arrange the viewing with you. It is unfortunate that my past bitter experience of inviting people to come and view my flat without any form of confirmation of their financial ability and not keeping up to time as at when scheduled, has brought about great loss to me, is either they cannot afford the rent or the security deposit required but want me to come up with the aim of renegotiating.
I have consulted my solicitor and we have resolved that any potential tenants should be able to prove in the following way in order to determine who is financially buoyant and that he or she can stick to appointment when scheduled and able to pay his/her rent as at when due. In this case, a bank-statement or guarantee from your organization wont be accepted as we have had wayward tenants tendering fake documents.
PROCEDURE:
1) Transfer the amount £940 (1 month rent and security deposit) to any of your family members or your close friend via western union outlet/shop close to you.
Your Name (as Sender) to any of your family members or your close friend (as Receiver) in UK.
2) Scan & Send a copy of the western union transaction receipt as a proof of the transaction or mail me the transaction details should in case you don't have access to a scanner (The money is safe since you're the only one that can withdraw/cancel since you only need an ID card or International passport)
3) Then, we will meet for viewing
4) If you decided to take the apartment, we'll both go to any local western union outlet close to the flat for you to pick up the money and pay me. (You don't need to come with cash for viewing but we can both go after viewing to cancel the transfer and withdraw the money to pay me).
I look forward to hearing from you.
Regards,
Theresa

Hello,
Thanks for the swift reply. I would have asked you to provide your bank statement or payslip but the idea of making a confirmation of your financial ability to rent my flat is not only my idea and i wouldn't want to violate my lawyer lay down procedure.
More so, the tenant that left my flat previously pass through the same process and there wasn't any problem. You're not required to transfer 1 month rent and security deposit to me directly, you're required to transfer the deposit to your friend in the UK through the western union money transfer and get back to me with the transfer receipt so that my lawyer can verify if truly the transfer was made and also, i promise to return the cost of the transfer without any deduction.
Kindly let me know your opinion as soon as possible because there're so many people looking for good flats most expectially this period.
Regards..
Theresa

I asked for a copy of "YOUR" passport, bank details and Legal advice.
Can you clarify that you would like potential Tenants to send £940.00 by Western Union to a Friend then send a proof of this Money transfer for yourself. Without knowing your identity/nationality and you are trying to claim that you will not use this "proof" to withdraw funds until you travel from "Bath" to Glasgow to view the property?
Would you like me to take a photograph of BOTH sides of MY credit card and send this as proof to yourself?
Can you confirm your full address in Bath and describe some well known landmarks?
Lots of love
Scott

I can't see the scam here. Theresa is saying for YOU to transfer the funds to someone YOU know - the funds don't go anywhere near HER until after the viewing, and then as cash.
Paranoid Android is in the house?0 -
Agree with Bod. It's a friend of yourself that this woman wants you to transfer the funds to, not a friend of hers. Personally I wouldn't want to transfer such a large amount of money to a friend of mine... not that I don't trust them or anything lol. There's a storm coming, Mr Johnson. You and your friends better batten down the hatches, because when it hits, you're all gonna wonder how you ever thought you could live so large and leave so little for the rest of us.0

I think there is some naivete here. It seems to me quite obvious that OP has it right.
Dodgy English, going "down" from Bath to Glasgow. No agents? Will she really take a day off everytime a moneyed prospective tenant wants to view.
If you lived in Bath and had a flat in Glasgow would you not consider an agent?
I think the largest bargepole in the armoury is called for.0 -
It's a well known scam!.. They will be able to withdrawn the money with the copy of the transaction receipt.

ROFL !
Boy are some folk GREEN !
All they need is the western union transaction ID code "send a scan"
They can withdraw ALL the money by one mouse click or have it paid out in cash over a counter worldwide.
All they need is that number.
Same with ANY voucher transaction.
The voucher number is a secret code, that code "unlocks" the money, all they need is the code.
Well spotted.
Have some fun, send them some fake numbers...Be happy...;)0 -
If you don't know something it is not naivety, it is lack of knowledge. We all have the propensity to learn something new - and I just have. Thanks all (except spacey - your tone was entirely unnecessary).

No, you are wrong.
they may say transfer the money to someone YOU know but they want a can of the reciept which will have the transfer number and name on it so they can waltz in and collect it themselves."If you no longer go for a gap, you are no longer a racing driver" - Ayrton Senna0 -
Your post 15 minutes after I have acknowledged my misunderstanding is somewhat redundant.0

was it the tone that pointed out how the scam worked ?
Well ok then be my guest, send them the voucher code, if the advice is unhelpful, get on with it and forgive me for taking the time out of my day to save you £950 :mad:Be happy...;)0
