Advise on access rights

Could anyone please help out with this complicated situation.
My local school sits on land owned by a church, also on this land sits a house which until recently was occupied by a religious order.
This has been no problem for the past 20 years however the church is now proposing to sell the property which produces a couple of problems for the school.
As the house sits extrememly close to the rear of the school, as we will not know who buys it, this poses a serious safeguarding issue as the house looks straight into one of the classrooms. The school has proposed that the landlord changes the clear windows into ones that are obscured and to fit skylights to replace this loss of natural lighting.
The second more complicated problem is that the school for the past 15-20 years have always had access to the rear of the school and along the side of the house (as an emergency exit and general access route).. This access has been essential for both fire regulations and for maintenence.
The church however are saying that this access will now be removed from the school and are not budging on the issue. They are also not taking the issue of the childrens safeguarding and privacy seriously (the classroom is used for teaching and for the children to change into their p.e kits). We do not know if the house will be occupied by perverts and therefore have to ensure in this day and age that measures are put into place to protect the childrens privacy.
Can anyone please provide any advise on what rights the school has?

    School procedures and use of rooms is nothing to do with this. They can be modified (use curtains on the window when changing!).

    Long term use establishing rights of way and easements is very much to do with this. School should be speaking to the LEA or lawyers to work out what rights they have acquired and how they enforce them.

    The school needs to take measures, not the owner of the house.

    Build a wall, get blinds for the classroom, and find a new emergency access route.

    No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)

    A house close to a school! It's an outrage! I'm going to write to my MP and demand to know why nobody is thinking of the children.

    Doesn't appear childrens safeguarding and privacy has bothered the school much over the last 20 years.
