Hi,
Just wondered if anyone knew these areas well?
I am currently house hunting and it seems we can get a little more for our money in these areas. I dont know how to find out any information on these areas really. I will obviously visit them, but as properties go so quickly here at the moment, i need to make appointments to view asap!
Thanks if anyone can help.

I have friends in Sutton - it's quite a lot more affordable than other parts of Surrey. Sutton has good links to Victoria - although it might be a trek to Euston.
It's not the nicest part of Surrey, IMHO, but it's good for FTBs getting on the ladder. The only thing I can tell you about Carshalton on the other hand was that there is quite a good Greek restaurant there.Errors of opinion may be tolerated where reason is left free to combat it. - Jefferson0 -
Hehe thanks..
That sounds quite good. Yeah i know Euston is going to be a bit of a trek. My company is based near Clapham at the moment, but moving to Euston in the summer *sob*.
Thanks for the info.0 -
Like any area, there are council estates and leafy suburbs.
Sutton is flat central though, high concentration of apartment and flats around the town, good night life, decent shopping and just far enough out of Croydon.
Carshalton Beeches is nice, that's approaching Banstead and is on the more expensive side. There's no substitute for a look around.
There's a concentration of reasonably nice flats on the A217 on the way into Sutton itself, these are all reasonable walking distance to Sutton Station and are on the nicer side of town (South of town).0 -
Ditto the above, the top of the town has some lovely houses and quite a few flats, the bottom of the high street is not such a nice area.
There are also some really nice villages around Sutton like Tadworth, Walton on the Hill and Cheam, these may not be so affordable though!!!Any spelling mistakes are entirely on purpose to check you're paying attention

Carshalton Beeches is nice. Carshalton however is a dump, dodgy area.0

We used to live in Sutton - moved back to Kent 3 years ago. We bought there because it was easy to commute and a bit chepaer than othe areas.
The desirable postcode is SM2 which you will pay for.
We found a place that was sandwiched between the posher bit and the bottom of town.
It was our first house. It was a 2 up 2 down terraced place. We found it was spot on as it was 5 minutes to the station and town.
Sutton has a big estae at the 'bottom of the hill' which has some rougher parts. The top part of the town is all leafy with posh houses and/or flats.
We initially tried to buy a house in Carshalton but it fell through. In hindsight it was good thing as Sutton has a bit more to do and we enjoyed it as twentysomethings.
The station had then (not sure if it's still the case) Services to Victoria and London Bridge.
Worth noting from an investment perspective that there were plans to extend the Croydon / Wimbledon tramlink to Sutton and if this is still the case it might be good for house prices in the future.
Lookup postcode "SM1 4RW" to see where we used to live. Feel free to PM me with any questions!Fortune's always hiding, I've looked everywhere......0 -
I have lived in Croydon all my life, and went to school in Sutton, and spent a fair amount of my time there with friends etc (still do!)
It's a nicer area than croydon (in my opinion) and I actually prefer shopping in sutton to croydon, as it's less busy. However, nightlife is a bit fraught, and there are usually more police out in sutton on a friday night than in croydon. Note also that sutton has recently built one of the biggest police stations in the area - 300 cells iirc!
I however, wouldn't let that put you off the area. It's lovely, green-ish and the people are generally pleasant. Carshalton Beeches is a nice area to live, as is Wallington. However, once you get towards the stafford road end of wallington (near Mellows Park / Wilson's School), you are venturing onto the Roundshaw council estate that I would avoid like the plague!

Hi everyone,
Thanks for all your replies its so helpful as not knowing the area ourselves.
We are going to view two places tonight in Carshalton. On eis in Byne Road and one is in Peterborough Road. Both houses.
The postcodes are SM5 2SH and SM5 1EE.
Im a bit worried about these now lol.
Thanks again.0 -
I prefer the location of the first one - it'll have good bus routes if that's helpful - you're also right nearby St Helier Hospital (wife was born there!)
You are actually going to be closer to Morden than Sutton for shopping, and you're ideally placed for the A127 to join the M25.0 -

Ahh Roundshaw.....
If you've ever seen The Bill, you will have seen Roundshaw, as they often used it to film the shots required for scum filled drug infested estates.
However the blocks have been pulled down and replaced by modern semi's. You can drive through and play "Spot the Dealer" where the car in the drive is worth more than the house
