Unconvert Garage Conversion that didnt have building regs

The estate agent doesn't know and is being pretty silent on these issues.

Typical estate agent style, lying as much as they can i guess. Not getting very far.

I'd guess it was done in last few years owner has also removed bath and has two shower rooms (ensuite and shower room).

The obvious remark is ask the owner face to face, if that's possible.

If you can read character you may learn of other possible ickies ;)

To be honest you just need to ask the right questions, ie when was the conversion done? Who did the conversion? What paperwork is there? Was it done with building regulations approval etc.

No real point in jumping to conclusions without seeking some basic clarification.

I could see it perfectly reasonable to leave the garage door in place for aesthetic and cost reasons. If the bricks and windows couldn't have been matched, it would look odd, leaving the door in place keeps the uniform appearance of the house / street etc.
