Is worth getting a Certificate of Lawful Development?

Paying out 3/4 hundred pounds to an architect, and £67.50 to the Council, for something which is within the law anyway? :confused:

    Listening to the Jeremy vine show on radio 2 a couple of months ago, they had an architect as well as a lawyer specialising in planning applications and both seemed to think that a certificate of lawfull development was a very usefull piece of paper to have because if you ever sell the house when the searches are done by the solicitors you have proof that there will be no problems for the buyer in the future. They also seemed to think that the CLD was usefull legally in that if you had it ,and in the future the planning department had issues with what you had built, you would have a cast iron case and they could do nothing about the structure.
    Think that was the main jist of the programme. No doubt their are many posters out there that know a lot more than this and will advise you accordingly.
