    OP, when you have already had good free advice from members here willing to help you with your situation, it is very disappointing to find you are asking virtually the same question all over again, without apparently taking on the advice you have been given, and prompting some of the same members to repeat the advice they have already given you. I was trying to be helpful by suggesting you keep everything together in one place, to help you get the full picture, and help members who have already advised you to avoid repeating themselves, but if you want to take offense, then that is up to you!

    Werdnal, I am not asking the same question all over again at all. This one is more specific to my case where an agency/landlord have stated a rent increase. (The previous one was concerning a situation where they've suggested doing so.)

    In fact, asking this more generally is for the benefit of the forum as a whole as this will likely be more applicable to others searching.

    If you are renting then the value of the property does NOT MATTER TO YOU!!

    True, but I am a nice tenant and don't want to ruin the place for the next people that live there :)

    And value of the property helps me judge price and the market.

    Was a great success! Just got a letter from the agents saying they won't raise rent :)
