wallpapering/painting small terraced house

Im in the process of refurbing a small 2 up 2 down terraced property.
All walls will be striped of old paper, theres minimal rubbing down of paintwork, all scirtings and door downstairs will be new.
So theres 2 bedrooms, bathroom (which will be half tiled) stairs and landing, living room and a kitchen.
I want them all papered, walls and ceiling.
I got a quote last night for £1750 :eek:
then he came down to £1500, still far more than I thought it would be, but not sure if Im being unreasonable, I was thinking £1000 tops.
Anyone got a rough idea what it should cost?

    Thats about the going rate I think....whilst its "just " a case of a bit of wallpapering and painting,they both take time and its the man hours that you are paying for rather than the physical materials...

    we are at a similar stage in out house refurb that everywhere now needs painting,not particularly difficult but when you factor in undercoats and top coats it is starting to feel that its a never ending job....but we will get there ....

    you could get a couple more quotes but I dont think you'll get down to your figure of £1000 unless you compromise the quality of the finish,and that kind of defeats the object a little if you want it professionally done.

    £1000? You are way off the mark! £1750 seems cheap and £1500 is very good. Bite his hand off.

    What Phil said BUT a 15% drop is dubious unless it turned into a cash-in-hand deal and don't tell the tax or VAT man which is naughty.

    Thanks for replies.
    I think I'm just going to have to tackle some of the decoration myself to keep cost down. My budget just doesn't allow this much.
    I guess I was compairing quotes for other jobs which seem more technical, £1250 to refit whole bathroom including lowering ceiling ,tileing etc ,£2000 for full rewire.
    These are jobs I can't tackle myself so can justify paying someone to do them, decorating I can do myself.

    if you want everywhere wallpapered , this will take considerably more time than painting the walls with emulsion

    You are being unfair on decorators. Wallpapering is a very skilled trade. Hanging wallpaper isn't complicated. But hanging wallpaper well is. It's a real skill that has to be learnt over time. If its well done, nobody notices. If its done badly everybody will have something to say about it.

    The finishing trades are often under rated and deserve a greater respect.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    even painting which is a fairly straightforward job can spell disaster when done wrong , i've just priced up an exterior of a 8yr old house - the builder who painted it ,from what i can tell painted the masonry and 1 didn't seal the rendering and judging by the amount of paint that is peeling/falling off did it before the walls had chance to fully dry out -none of the woodwork has been primed , a lot of the paint on the woodwork has already peeled off . it's avery large four bedroom house and it's going to cost a fortune to put right -everything needs to be stripped back boefore it can be done properly ,
    i personally would rather pay a bit more for someone who i know and trust rahter than go for the cheapest

    So lets get this straight , your looking for 6 rooms one of which is a h/s/l fully prepped for papering , all woodwork filled & painted (3 coats for new wood).
    Then papered all for £166 a room ?:(

    Never mind anyone can put paint and wallpaper up eh ?

    That sounds pretty reasonable to me. I have a similar house. In 2010 i had my whole hallway, stairway, landing and small box room redecorated. It involved finishing the wall preparation (where I couldn't reach to strip paper), plaster repair, applying lining paper and painting of all walls, woodwork, doors. It cost me about £1600
  • I'm away to have the decorater in to strip hallway and kitchen(open planned) then paint it. I would expect £300-400 for this at least. Your quote of £1000 must be cash in hand.
