Price cut by c. £5,000. Came on market end October. Thats the details. Personally I'd take the combination of that initial price and a small price cut subsequently for code for "Don't even try to make a stupid offer" - as thats what I personally plan to do with mine. That is - I'll be putting on for the price it should be and hoping for that and, if it doesnt go for that, then there will be a very small price cut subsequently to indicate "Dont try a silly offer".0

If you want a fixed price of £x, then just say so.0 -

What's wrong with trying a silly offer? You can always reject it. I bet many people prefer getting a silly offer to getting no offer at all.0 -

I'm just going by the way things are in my own area - ie a pretty static price area (thankfully:D). This is what I have noticed other home-owners doing here. What I have also noticed is that my area doesnt tend to go in for "fixed price". We expect pretty much the price we put the property on at - so theres no need for "fixed price" tactics on the one hand or huge price drops on the other hand.
In this area a huge price drop would signal "Desperate seller" and I don't think there are that many of us who are "desperate" (I'm certainly not thankfully - so can hold out on the "vulture tendency" I've noticed a lot of amongst buyers). No way they will be "scenting blood" and "going in for the kill" here with any realistic expectation that most of us would "bite" and take it

Some areas are like that - and I'm very thankful right now to be in one of them - I do know I'm lucky in that respect now, but have had to "pay the price" of being here before now - so its balancing out overall. I've been pretty horrified at seeing the way many buyers are treating sellers in a lot of the country right now...real "going for the pound of flesh" type stuff going on in some areas by buyers at the moment....0
