Landlords, are your tradesmen ripping you off?

As a landlord, the problem I find with tradesman, is they'll often start off reasonable priced - not cheap, I'm to pay a fair price for a reliable tradesman who I can rely on at short notice to sort out problems and in return give him regular work.
But then after the first or second job, then prices goes up astronomically. I don't live locally so I can't check it and the tenants don't have any building knowledge. So I end up getting a seconds quote and the cycle starts again.
Also the quality of the work and materials deteoriate, one did the flat roof of the kitchen which then started to leak within 12 months. New guy goes to see it, he hadn't done the flashing.0 -
My landlord got ripped off big-style by our letting agent's recommended tradesman. He got them in to 'renovate' the bathroom but a ten day job turned into a month-long saga, which has left him with a damaged property. What annoys me most about things like this is that as tenants, you are stuck in the middle and you end up getting flack from everyone - the letting agency were annoyed with us because the work had gone so wrong, and they were getting it in the neck from the landlord. The landlord then turned round and threatened to evict us because he didn't want to spend any more money sorting the issues out. It's really not a fair situation to be put in.0
