Ccj on equifax report, but not on Experian - can you get a mortgage?

Hi all

House moving is what every one seems to be doing in my family for some reason! my brother and his girlfriend are planning on buying their first property and he has recently acquired his credit reports from equifax and Experian. On his equifax report (score 453) he has an unsettled CCJ for £923 from July 2007. He doesn't have this ccj listed on his experian report (score:870) and only recently got accepted for a current account with Lloyds Tsb despite his adverse history.

Do you think he has a chance of getting a mortgage? Are there lenders who only check experian?

They have saved up a 20% deposit. His girlfriend has an excellent history and a good salary. He has a good salary too apart from this black mark. Unfortunately, the property they are planning to buy is only affordable if they apply jointly.

Any advice would be appreciated

    They may get lucky, but for this type of a case they really need a broker and not the standard fayre the Estate Agents offer up.

    This is good news, although the CCJ is lurking and can potentially be picked up by Experian via a linked address, associate address/person etc. at any point.

    20% deposit helps for sure, I think they should be ok but many lenders do check Equifax at offer/completion stage so he will need to be careful..

    Britannia building society only checks experian for mortgages. But get him to settle the CCJ

    I am not sure on this you know, I know they only check Experian upfront on application and it is only marked on the clients Experian file as being checked.

    I believe they have access to Equifax and also another system which will pick up any CCJ's, IVA's and Bankruptcies.

    I am not sure on this though, if anyone else knows for a fact or can confirm....

    It doesn't matter who it's registered with or whether it shows on a credit report or not.

    If asked, it has to be declared, or risk being put on a more serious fraud risk register when it does come to light, which could prevent you from obtaining anything ever again.

    Settling it won't make a blind bit of difference either. You are much better off waiting until July next year when it will drop off your credit report anyway.

    Whilst typically I would agree entirely, in this matter it is a CCJ and we do not know what the CCJ was for. Given it is Brittania I am unsure if and how they ask the question and the CCJ may not have been a defaulted financial agreement as an individual.

    There are a couple of lender options but I cannot see Brittania helping here.
  • Don't mean to hijack the thread but do you still need to tell the mortgage Co if you have had a CCJ in the past? Say 10 years ago for instance?

    If it doesn't show on a credit report, does it still need to be declared?

    Check that the Experian report has been prepared using all relevant addresses. If any were missed off the report application, the CCJ may still be there but simply not on that particular report. Certainly worthwhile getting it paid off as an out judgment is likely to be an issue for most mortgage providers.

    I know for fact that Britannia only checks experian for mortgage applications.

    There is a thread on MSE on who uses what credit agency and it's pretty much accurate.
