  • Hmm tough one this I've narrowed it down to 4 possible reasons

    a) Needs decluttering
    b) Need some tastfeful throws over the chairs and sofa
    c) Needs a few bowls of pot pourri in the bathroom
    d) It's £30k overpriced in a sinking housing market.

    I've leave you to figure out which one it is as I need to try and sell my car. 20 year old, rusty Ford Fiesta with 200k on the clock for £10k and it's just not shifting, pointers anyone??? :rotfl:
  • I'm a local (less than 5 miles away). I'd say you're overpriced given the new build's near the airport. Don't forget that you're competing with Bracknell too, which has loads of new small flats, as does Camberley. Farnborough train station is good for commuting to London but then Fleet is a far nicer town and only an extra 10 mins on the train.

    The main living area does seem very corridor like and the TV thing needs removing and then the whole room painting cream with light reflecting paint and add some additional lighting and take the pictures on a bright clear day. I think you need a visit to Ikea or a good look through the Next furnishing catalogue to get an idea of how compact spaces can look attractive. A grand spent on decorating and furnishing now may put a fair bit on the price.

    I'd say your target market is someone who wants to buy it to let out so cream carpets and walls throughout and minimal everything would be a good plan. That way they can buy it and let it straight away.

    It's a tiny space, drop below the £125k tax threshold and maybe someone would be interested.

    And that's another thing, the price band from £125K to £135K is pretty much flattened by the stamp duty threshold. Because this property almost certainly isn't worth £145K it's difficult to envisage anybody paying a few £K above stamp duty.

    It's a first floor 2 bed flat - with decent lounge/diner/kitchen, 2 decent bedrooms and 2 bathrooms.

    My thoughts are that yours is over priced for what it is - it is very small.
  • The first photo isn't flattering - given it's a ground floor flat (which will put many people off, because it's less secure) highlight the garden with an outside seating area (which some people will like).

    Is there a window in the lounge?

    Given there's a 2 bed (with 1 x en-suite) at £142,500 within 1/2 a mile I think you may need to be flexible on price.

    Not only is that 2 bedrooms, but it has 70% more floor area, but costs less than 10% more.

    While it's good to have lots of pictures sometimes you can have too many. You already have a floor plan AND a virtual tour.

    In your case the current pictures just highlight:
    1. The flat is small i.e. the sofa can't fit into the living room properly, the bedroom is just dominated by the bed, there is no space for the microwave
    2. The flat is cluttered
    3. The outside of the block is grim and untidy.

    Try and get one good photo of each room without the clutter. Then redo your vitural tour if you have to have one. (Personally for a one bedroom flat it's over kill.)

    Also change the bedding and the curtain in the bedroom to light coloured ones for the photo i.e. cream/white with the splash of blue rather than brown with the splash of blue. (Cheap bedding can be obtained from supermarkets.) The idea is to make the place look light, bright and airy.

    As it's winter I wouldn't bother getting a picture of the garden instead I would keep the picture of the block indicating clearly in the blurb that parking is available and that the flat has access to outside space.

    If your flat hasn't sold by March then take a picture of the garden. Try taking a picture with the patio doors open in the living room if the weather is good and sunny as well as one of the garden. If you take one of the garden dress it up. Clean the area up, put the table out with chairs and put pots of flowers around.
    I'm not cynical I'm realistic :p

    OP, i dont know what the prices are like in your area but just looking at the pics made me feel claustraphobic, they make the place look like a shoe box. £145k would get you a 3 bed semi with change in the North.

    Some of the replies on here are so rude, unnecessary and unhelpful! (I acknowledge most are constructive criticism). But a couple of you should be ashamed.

    Some people have no choice but to buy somewhere within their financial limits, so smug comments belittling the OP do not belong on this thread, show us your home and let us have a pop at it and see how you feel.

    BTW, IMO I feel the lounge could be improved by moving the sofa so it faces the patio, take down the TV cabinet and just have the TV on a stand in the corner - so instead of looking like one long room, would break it up a little.

    Agreed, the flat is overpriced, regardless of what the OP paid for it and the only way to shift it is to be really competitive with the price (that means sell it dirt cheap or don't sell it at all). It needs to be priced to sell from the outset, not a couple of grand taken off here and there, because people won't notice.

    Take it on the chin and move on, otherwise your flat just will not sell.
  • Price is at the high end compared to the others on Rightmove (I don't know the area though).

    Photos look dark which puts me off.

    Living room looks very narrow with a very small table. Consider moving some furniture about.

    Bedroom looks very small and more 'studenty' than I'd like.

    Kitchen cluttered, get rid of the 'island' and move the table to that side.

    Outside needs dressing - some pots, the table up and out.

    Hallway - posters/calendar need to go somewhere else - makes it look tacky.

    Bathroom - get rid of the bottles in the shower
