Need some advice!

  • I've just had a new combi installed - it was about £2,500 - but we've got a big house. We used the existing radiators.

    You must remember to get a CORGI registered plumber to undertake your boiler work.
  • I've had a quotes for approx £3000 for a total rewire, this includes sunk in plugs/switches, it does not include making good afterward. It will depend on how many sockets/lights you have.

    I've had quotes for anywhere from £2000 to £3000 for new heating system (Vaillant boiler). As above, I'll be reusing the existing radiators. Price includes removing the present heating system and relocating the new boiler upstairs in the bathroom.

    Get on to the tradespeople straight away for quotes. Last thing you want is to buy the house and not have enough cash to do what needs doing, likewise, no point missing out over something that won't cost as much as you might think.

    The report looks fairly standard for anything over 30 years old TBH. Plenty of "ifs" and "buts" and covering themselves. Things may need replacing overtime but you can generally expect to live in the house as well as the current owners do. Things don't fail just because a home as new owners.

    The house is currently empty as it was bought a year ago and the owner rented it out but the tenants messeed him around and he apparently had enough and decided to sell. So in our head's there's a little suspicion. Like i said though its cheaper than others we were looking at so we can spend a little money on it but just dont want it to be a financial disaster.

    I'd still go back to them, asking for £3000 due to hot water tank being at the end of it's life - you said at the start that you thought everything was ok, this is an extra £3K you will need to pay out immediately. Even if they'll just take half of that, then your £7k will go much further, especially with MSE help.

    Your offer was accepted on the basis that it wouldn't go down, so maybe they'll unaccept, you can always say 'fine then, we'll pay it because we want it', probably they'll just oan and try to offer to split the cost with you 50/50 - that's what I'd do. SOunds like they knew there were problems you couldn't see.

    We presumed he was saying this because there were further problems with the house. Especially since he only bought it a year ago, Its only they initially turned down the offer we made but we refused to go higher and as the EA knew there were a few properties we wanted to make an offer on he advised the vendor to accept and we got a phonecall back. Problem he said was that he needed this amount of cash in order to move and he wanted a higher offer in case he had to negotiate at survey results. So we agreed. I am tempted dont get me wrong but last thing I want to do is upset the vendor and he gets an offer from elsewhere. It would leave me and my family squashed in my mums and no house at a reasonable cost to buy. I do feel dispite the results the house is worth it as it will be a perfect home, I just dont want it collapsing on me or the boiler failing etc.

    Incidently if I get Brithish Gas homecover and something happened to the boiler would I be covered??? Will I get a new boiler.

    Unlikely, I think BG have a clause saying they'll cover it "if they can still get the parts".

    Doozer - You sound like a hard working woman who needs a week or two by the seaside, just co-ordinate with julez as to when she needs the work doing and you'll be fine. :rotfl:

    No new boiler, but you should be covered for the hot water tank developing a leak.

    thanks, I suppose it's better to get a nice new combi boiler if funds allow and then get it covered by BG. I learnt my lesson there before. I had a new build and presumed the boiler was too new to need repair! The decorating etc will just have to get done on a monthly basis!
