fussy tennants

  • As a renter myself it sounds like your tenants are making sure that everything is covered so they don't lose out on anything when it comes to handing the property back. Although the accusations of theft are a bit odd (maybe they're just rubbish at packing).

The inventory for my current rental is extremely detailed and lists everything (right down to the small mark on the hall paint left by the stairgate of previous renters). When I wanted to install curtain rails I made sure I got permission to do so, and I will be cleaning the property to within an inch of its life when I leave.

Maybe contacting tenants direct and by phone/visiting will sort things out. Emails can be taken out of context so easily.

  • You screwed up, your inventory wasn't water tight.
The towel rail problem will need sorting one way or another.
  • Customers can and will be a pain in the !!!, for all businesses. You just have to roll with it, you're getting paid right? Remember where the money comes from, smile and put up with it. Make them happy, of you don't like it tough, you pay a price for this income. Too many amateurs have got into the landlord business lately, a lot of them because they are bad at finance and are stuck in negative equity. I suppose if they were dumb enough to pile in because Phil and Kirsty said so on channel 4 they arent going to be too smart in attempting to run a business either.

Please sell up. Take your loss on the chin, it will only get bigger from now on anyway, and get out of the market. Leave it to the business people who value their customers, and who put up with the awkward ones with a smile on their face because they are in business.

Renters want to rent from professionals, the sooner these latest lot get out the better.
  • I too would want a towel rail to work (unless told otherwise before accepting the property) and cabinet doors to shut fully.

  • Dunno if you are familiar with the concept of trying to keep your customers - you know, the ones who pay you money - happy?

In my experience a few kind gestures can help establish friendly, respectful relations. Alternatively p++++ing people off, regardless of who is right or wrong, is likely to cost you dear later. Just a thought, others may hold opposing views.

    Cheers!

Fancy purchasing a new property to rent :) I hear the IOW is very nice :T Oh, and I know of a very reliable tenant looking for a new home :D

If your tenants (one 'n') broke it, I have no doubt that it'd become very important to you at the end of the tenancy. I don't really see why it's unreasonable of them to expect the property to be in a reasonable decorative condition when they move in.

When I did up my rental, I had radiators put in all the rooms and a boiler put up on the kitchen wall. I never plumbed them together or connected the boiler to the gas supply (no need, there's a 3 bar electric fire in each room too) and my tenants never complained.

Umm! Porque? why go to the expense of fitting them if you're not going to make them useable. You're a 'guru' here, we have the right to know.
