Side and Back Extension

Hi there,

I appreciate this is a "how long's a piece of string" type question but i will ask anyway :)

I'm looking to purchase a 3 bedroom house with potential to do both a 2-storey side and one storey back extension.

My question is, how much would something like this potentially cost to have finished and decorated as well as architect and planning permission applications.

The house is in South West London.

    You've already answered your own question.

    You need to specify sizes, construction, finishes etc
    Some people don't exaggerate........... They just remember big!

    I'm not looking for anything accurate as i appreciate that would require someone to come round and actually look at what's needed.

    I'm looking for a figure like £ x sqm type thing

    Plus how much architects tend to get on average to draw up a plan and how much a planning application costs

    prices vary according to many factors. even the same extension can have wildly differing quotes as I have seen first hand.

    8 x 24 - the full length of the house to the back garden
    4 x 20 - the full width of the house

    i totally get that, hence why i'm just looking for a rough ballpark figure. I just need to know if im looking at around 20-30K or 90-100k for what i'm potentially looking to get done

    Im in North London.

    I had quotes for a 25 sq metre extension. Highest was £60k and lowest £20k. I got 12 quotes this year - average £32k.

  • The figure bandied about is about £1k per square meter finished but it depends on a many number of variables.

    As a starter for ten this would be a reasonable ball-park.
    Thinking critically since 1996....
