  • Only you can decide if it's too much. It depends on your situation. If you're a FTB, not particularly practically minded and unwilling or unable to devote a lot of time and energy to putting things right then yes, it's far too much.

    I think there's lots of us here who like a bargain and enjoy a bit of a challenge, so we're all being a bit blase, but if you thought the house was more-or-less perfect and the survey's come back with all this then I could understand why you'd want to run away, and you might well be right.
  • It depends on your expectations of what work you need to do and what you can afford. I bought a property with loads of survey issues and lots of 3's, BUT it was realistically priced and we kept money back from my deposit to pay for the renovation. The property was habitable at the time of buying, but to make the improvements it had to get a lot worse.

    Three months later we've done the damp proof course, complete rewire and replaster, and all windows/doors replaced. Total spend so far is around 10k. It'll be another 5-6k before it's habitable again - this is mainly for heating improvements, ie changing from oil to gas, new boiler, new rads, and new bathroom.

    I had a bit of a panic when I first saw the survey. Some people would have run a mile, but we saw it as an opportunity.
