I've no idea what you actually want to achieve here.
Have you thought what would happen if you transfer the property to your girlfriend and she then dumps you?
That would cost you a lot more than the stamp duty you're trying to evade.Retired in 2015.

Guys I think you are being unreasonbale with your preachings here. OP is not asking for advise whether to do it or not, he is asking for advise how to do it and what are the best ways. WE dont know all the reasons behind, which he may not want to disclose on the public forum. I suggest OP to speak to the tax consultant. I grasped the idea of what you want to do, it is possible to do, but due to the complex tax system I suggest you consult the professional. THis is called tax avoidance and I m not sure publis forum is the best place to discuss this0

I disagree... I think the OP is unreasonable in expecting accurate advice from a group of strangers.
If he wants to exercise his right to 'avoid' tax then he needs to seek professional advice from someone he knows he can trust to know what they are talking about.
To me, the OP seems like a chancer... this country has enough problems with the tax yield without people like this screwing the system.:hello:0 -

The problem is there are lots of other things that could be affected by giving the house away. Without knowing more details, it's impossible to give good advice - that's why people are asking.0 -

I think the OP is asking for advice on how to defraud the government. He will actually sell the property to his girlfriend, but he wants to dress it up in such a way as to avoid stamp duty. He wants us to conspire with him to do that. Personally, I am out of here.No reliance should be placed on the above! Absolutely none, do you hear?0 -

Re tax system matter, if the system can be screwed blame the system and not the chancers who try to srew it. Well, its not the topic of discussion hence not commenting any further.
By the way check BBC news yst. HMRC are applying for permit to exceed speed limits same as police and emergency, so OP if you dont pay tax expect HMRC car taering down the streets heading your way!:rotfl:0
