Estate agent still advertising property

I have an offer accepted on a property (about 12 days) but the estate agent still has it listed as for sale on their website and on Rightmove.

Is that anything to worry about or just standard practise?

    have you instructed your surveyor?

    A verbal offer doesnt mean a lot until the vendor sees some sales action, which is one reason, once they know you are serious, they may state it is SOLD STC

    Hello UKSBD

    My advice would be to contact your EA and ask them to take the property off the market as a condition of your offer .

    Don't be scared to ask . I would imagine though that someone in the office has been just a little bit slow taking it off the website

    But call them anyway just in case . However if you have a property to sell and have no offers or an incomplete chain then the property will remain on the market, unless the vendor ( owner ) instructs otherwise.

    Assuming you are in a position to proceed - ring them first thing and ask why. Given that it is currently a buyer's market you want your chance to complete the transaction. Failing that withdraw your offer. They may be waiting for you to show some commitment - have you engaged a solicitor or booked a survey?

    Solicitor is engaged, received register of title, epc and initial letter from their solicitor.

    Not having a survey, but Estate Agent knows we have had a 2nd thorough inspection and are cash buyer.

    Initial aim was to complete on 14th December but my solicitor says he is waiting to receive the draft contract before doing searches.

    I dare say I will get hassled to rush, when in fact it is their solicitor holding things up :o

    In that case, tell the agent to remove now. If they don't (and you want to) pull out.
    The agent will want there fee (that is all they are interested in)

    I had to phone the agent every day for four days to get them to mark it as sold. Always got given an excuse and my offer was dependant in it being removed from market.
  • Our agent would not mark the property as sold until we booked the survey, as your not having one i would ring the estate agents and ask why they havent removed it!

    I phoned the agent this morning.

    They said it shows as under offer on their system and that they will get on to their IT department.

    Sounds like a cop out to me, but if not changed by tomorrow I will give them another ring.
