    I think you're unlikely to get any joy with regard to low hot water pressure. The shower may be a possibility, but I think the dripping tap is also a non-starter.

    I emailed the solicitor sunday night.The tap isn't leaking in the sense that its dripping into the sink,it's leaking through the body and down the pipes below.It may be trivial but a new mixer tap and fitting would be close to £200,maybe more.A new fitted shower won't be cheap and at present doesn't seem safe to use.Don't feel i should be paying for this.

    Kitchen mixer taps from around £15 . . do you not have any spanners?
