Wayleave payment at new property

Hi all,

not long purchased a new home with a paddock of approx 1 acre and over this is a line to one power pole from the neighbouring farmers field, then the line goes underground to supply mine and 5 other properties in a farm / barn conversion.

Also when I purchased the property, some land was exchanged with a neighbour and now the buried cable passes entirely under my paddock for about 100m.

Can the wayleave be renegotiated or is it a standard payment and can I demand its removal (bit of leverage for negotiation) if need be.

    Your solicitor/conveyancer should have explained all the rights and requirements of the wayleave.

    I suggest you go back to them if you are still unsure ... although a bit late now you've actually sealed the deal.

    Agree with Wywth. Your solicitor should have gone through this with you. I suspect they won't have.
    Wayleaves are generally a standard amount if indeed it is a wayleave and not an easement.
    Bear in mind if you decide to terminate the wayleave you will have no electricity to your new home.

    A cable is more often than not on an easement which is a permanent feature. As others have said all this should have surfaced at the search stage and should have been discussed by the solicitor. I would suggest you start there as to your rights under whichever agreement is in place.
    Wayleave payments are generally at nationally agreed rates with the NFU as most are on agricultural land
