Conveyancing fees

Any tips to get a good price?
Online or is that a bit of a scam? Been quoted £3,050 (inc vat and SDLT) which seems a lot. It is a solicitor recommended by the agent tho so guessing that a big referral fee is due to him.

Purchase price 163750, cash purchase, leasehold - reckon this quote is too high?

  • I made an offer on a property for 143k and I was quoted 2.5k fees so I don't think the quote is outrageous but shop around if you aren't happy.

    Sounds about right to me, ESP if it in a sdlt & tax. £1637 is stamp duty if you're saying its included in the price that leaves u around 1,400 for everything else. Think it's on a par with what we're paying on our purchase.

    Sounds about right to me too. This is how much it costs to buy a house!
  • I have been quoted just under £1300 to buy at £240k and sell at £160k of course not including any stamp duty. Im in the north east though so maybe a bit cheaper. I used the same people for last sale/purchase and they charged spot on their quote.

    Not that unreasonable overalll - note the extra fee for the SDLT return - should really be included. Looks like a flat as a notice fee has been estimated so £695 + £40 +VAT is fine if a flat.

    Also note that solicitors have said "estimated" for the notice fee - their figure is a reasonable guess. They can only guess at this fee as it will be set by the freeholder or his managing agents and can vary between nothing and (including for other freeholder created formalities) about £400! They are trying to be fair by including it - a lot of solicitors keep their figures lower and include the notice fee in small print !

    As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.
  • When we bought our house we were referred to a local firm through our estate agent. We ended up going online through Simply Convey (Cant add a link yet) and were really surprised that the "online" option was not cheap and nasty. Would really recommend them (this sounds like Im affiliated, but Im just a happy customer wanting to spread the word)
