Coal Board Claims

Hi there,

We are ready to exchange contracts on the 30th, and my solicitor has said last week that he has had to refer to our mortgage company for their confirmation that they are happy with the fact that there have been 3 Coal Board claims from houses in the surrounding area.... one was about 10 houses further up the road and one on another street...

Just wondered whether anyone else has ever had this happen, and crossing my fingers this wont be a show stopper !

    Ask your solicitor to explain it in detail, that's what you're paying him for. Dont be afraid to ask questions, this is the biggest purchase of your life with massive consequences if you get it wrong.

    Possibly (I have an idea cos we live in an area that used to have LOTS of pits) something to do with subsidence and/or the houses being built over old pit shafts (as they found out near us recently when they knocked down a pub to build a care home only to find that the pub had been built right on top of a rather deep mine shaft)

    Is there anything showing on the Mining Report for the property? Any shafts, adits or entries within 20 metres?

    Where we live in Yorkshire, you cant avoid old mine workings :-( and the coal search came back ok for the house, but the search mentioned that there have been 3 Coal Board claims in that immediate area... but not the house we are buying or any either side etc.....

    So they have to ask the Halifax if they are ok and they have referred it to their surveyors Colleys...

    I just wondered if this was routine and whether anyone else has had this happen ?

    PS the full survey didnt reveal any subsidence issues and the house is built in 1920.

    I believe that in some mining regions, the coal board paid every house in an area a sum of money in return for making no future claims. For these houses there was no apparent damage - the NCB did this to introduce certainty (for them) in the future.

    Yes. We lived in Warrington and about 20 years ago practically every property (including us) made a claim for redecoration of large parts of the house and repair of cracking (even though not caused by subsidence etc) in return for agreeing not to make further claims.

    Didn't cause us any difficulty when we sold 7 years ago.
