house next to sub station??

Does or has anyone lived next to a substation? If so, did this have any effect on the sale or decisions of people to buy? Would this be a negative influence?

We viewed a really lovely house last night, in need of modernisation, but all cosmetic really. There are rail lines behind the house, but the back garden is large. Substation next to house (the house garage in between) and the substation is about the size of a single garage.

Any views / advice from 'experienced' folks?

I really do like the house! :D

    I think it depends on how much it will play on your mind... We bought a house and have been living in it for 4 months now. It as a big radio mast right next to it (the base of it is the size of a small garage!). I had real reservations at first but it didn't bother the hubby. And we really loved the house! We did a bit of research and realised there was't any proven health risks so we bought it. In our 4 months here, I just really love the house and it hasn't bothered me at all! I think that you will get people who WILL NOT buy a house next to a radio mast / electrical substation fullstop but you will also get people who will so I suppose there is a slight risk there but ultimately you have to be happy living there! For me, it will be the rail lines that will be the showstopper as I am the lightest sleeper in the world and just don't think I could live with the noise but having said, I also know a couple recently who has a bought a house that backs unto a rail line. To each his own! :)

    We bought our house nearly 4 years ago in identical circumstances, I was unsure, OH wasn't arsed but I did some research anyway and also found there is no substantial proven link.
    The substation is in next doors garden and is also the size of a garage and since they have lived there have had 3 healthy children with no medical problems at all. These things are also commonly built under blocks of flats with no effects.
    You might find, as Angel1976 said that when selling on, people may be a little unsure but there will be people who will buy regardless.

    Does the sub-station emit any audible sounds e.g a humming noise. This may not be a problem during the day, but at night this sort of noise can keep people awake. There is also the issue of inaudible low frequency sounds that can have similar effects.

    Is the sub station actually in the garden? There is one like that about 9 doors away from me and tbh it would put me off, as I would worry about my children going near it. There is another not far away from me, and though that is next door to another property, it is not on the houseowners property, nor can it be accessed from their garden. Theirs is a corner plot and the access to it is from the other street, so with that one, I would feel a lot more comfortable about it.

    Thanks for your answers everyone. Much appreciated. It is not on the property, but rather next to it. There is also a high fence with barbed steel on top. Not unslightly though. I never heard any noise coming from it. I don't think the trains would be a bother as such, I think it is something that one would get used to.

    Come to think of it, when we were kids, we played footie up against one of these sub stations every day for years and now I live next to one so if you are looking for a 29 year case study, then I am it! Perfectly healthy with no mental or physical problems (although OH may argue otherwise!)

    I don't know why, I know it's never going to happen, but I just look at them as tesla coils waiting to happen...
  • There is no medical proof that they cause health problems. Its more a case of public perceptions, much like mobile phone masts. If you can live with it, fine. But consider potential sell-on, how long its been on the market now, how many viewings have they had and is it marketed lower than the norm for that street?

    My first home, 12 years ago had a substation adjacent to it. Never had any health problems and never had a problem selling the house on.
