Leif- thanks for the advice. The tenant from hell stories do worry me but hopefully can be insured against. As for more normal Tennants I'm currently reading a series of articles named "maintenance free rental properties" online and will try to implement those ideas.

Oh dear. No I mean you give the impression that you lack the knowledge and experience and thats exactly what I wrote. I'm only in a position to make a judgement based on what you have written. It really doesn't matter. I think you are at risk of falling flat on your !!!! (again purely from what you have written). That's my current opinion but it won't change anything as you think otherwise so, once again, good luck with your project. I really do mean that.

Yes I agree with you that I do lack the skills and knowledge and wouldn't plan to undertake this project alone. If you could pick fault with anything I've said knowledge wise please do as like I've said I admit to having a lot to learn. I just think having a builder as a dad compensates for this.
