The main cost is the cost of a void between tenants. Your current tenants are under no obligation to allow prospective tenants to view the property (regardless of what it says in the tenancy agreement), so if they will not co-operate then you will not be able to advetise the property properly until after they leave.0 -

Btw when they say cost they mean readvertisement costs and up to 1 month no rent paid
So this is why seasoned landlords will take less for a good tenant as it means they always pay, an will keep house tiny and same condition.
I always knocked landlors down in terms of rental price0 -
