Some LAs do like to act like your mother and try to list untidy/non sparkly issues - their comments should be ignored.
While the advice about it being none of their business is undoubtedly correct I think that the above advice is probably the best to take on board.
We're on to our second letting agent. The first was essentially embarrassed to be checking on us, in and out in less than 5 minutes and once a year after the first year. Funnily enough they are one of the big national firms with a bad rep but were excellent in our experience.
Our second letting agent (single office local firm) came for their inital inspection recently. When they started commenting on limescale on shower door I told the agent that I didn't want to hear anything about cleanliness to which she replied that that was the purpose of the visit. Sure enough I received a letter shortly afterwards detailing 5 items that she felt weren't clean enough including something that was dusty. While I would like to write them a letter telling them to mind their own business it's not in my interest as I want to move on from this property ASAP and I don't want them to provide a bad reference.0 -

I'm a tenant, and my LL once went properly ballistic over a house inspection report that said I'd left dirty dishes in my sink...but she was angry at the LA, not me.
LA wrote to me, copying the LL, to say that they'd inspected my house earlier that day. LA said that while my house was "reasonably clean", I must ensure I did not leave dirty dishes in the sink in future.
I replied to the agent, copying the LL, pointing out that I'd had no idea they were doing an inspection that day, I wished to exercise my right to quiet enjoyment, I refused permission for any further inspections, and my breakfast dishes had done no harm to the LL's sink.
In hindsight I wasn't as polite as I could have been - but the LL called me to apologise, and shortly after started managing all her properties herself. There were no more "inspections" in that house, but the LL did arrange to pop round every three months or so "to see if you need anything doing".0 -

My lettings lady used to rent a flat and had a similar experience. While a
partner ought to set an example to staff I suggested "joke poo" and leave it in the loo for next time. Worked a treat.Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.

Its a house that you live in, i dont think anyone would expect you to live in a clinical germ free home
Also, agencies are the biggest waste of time going. Our LA inspects every 6 months, even then all it is is a 2 minute in and out job, it wouldnt be in there inrerest to get a tenant out, as then they dont get paid. You are also your LL customer, if you move out, then they dont get paid. Its you providing them custom, not them doing you a favour that you should feel indebted for0 -
