Selling house but need to change the deeds due to extension

Hi everyone
I'm after some advice please.
Basically me and my husband brought a house in 1999. It had a carport which we converted into a bedroom in 2000 so taking it from a 1 bedroom to a 2 bedroom house. We still own the house but have rented it out for the last 8 years. However we now want to sell it but have a problem. When we converted the carport we didnt get planning permission
. The extension has now been up for over 12 years so what do we need to do? We obviously want to sell the house as a 2 bedroom but it's a 1 bedroom on the deeds of the house. Does anybody know what we need to do? We have spoken to an architect and he said that you just apply for planning permission etc like the extension has never been built?? Is this true? Seeing as it's been up for 12 years I thought there might be an easier way around it.

Retrospective planning permission is the official method. You might also need to go up a band on council tax and make some back payments, not sure how far they can/ will go back.

Any band increase would only take place on the sale (or transfer of ownership) so the OP would be safe from any increase for now.I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals. My views are my own reading of the law and you should always check with the local authority in question.0 -
