faulty boiler - help!

i had a brand new central heating system fitted about 2 1/2 years ago by a small local building/property company. they did a full refurb on my house (im the landlord). they fitted the boiler (which i never had a choice in choosing or asked about) and registered the boiler for the 1 year guarrantee before they had even finished the job.
the first tennants moved in shortly after and just after the 1 year was up (which i never got any letters offering extensions or anything) the boiler broke down. i contacted the guy who fitted it but said there work was only guarrenteed for 1 year. i called glow worm and they basically said the same. i got a plumber of a friend to have a look, they managed to fix it however they didnt really have a clue what was worng with it. it then broke down several times in that year with each plumber who looked at it said it was a different problem and that i have had the worst boiler installed. ive since had a faulty wire, a new fan and other stuff so i decided the cheaper way would be the Eon landlord plan. the second tennants moved in and had problems (2 call outs in 6 months) and now the new tennant who hasnt even been in for a month yet and has had 2 breakdowns and have been told by eon that there is a leak somewhere in the system and its not covered in my plan.
so what do i do, the boiler is less than 3 years old and has had several faults and problems. do i take it further with the builder or the boiler company?? i cant really afford a new boiler but im looking into the new everlasting eco boiler. any help would be greatly appreciated
