Put offer in on a new build property direct with builder approx 2 weeks ago, still waiting to hear back, how long to leave it before badgering the builder??

I think you've waited far too long already. standard practice round my way is for a response to an offer to be expected same day, next day at worst.

yeah property is finished, he is just 'doing finishing touches'!!!
Only contact we had of him was last friday when he called to say that, he was thinking of putting it on market with estate agent and would I mind if he passed on my number and offer to them?

Is this a self employed builder then? From your post, I assumed one of the big builders like Barratt. How did your offer compare to the asking price? How does it compare to what you think the house is worth?
I'm not a great negioatior, but I would suggest ringing him up and clarifing his plans - maybe say you were a bit confused by his talk of and estate agent when he has a buyer lined up and you want to clarify if he is still considering your offer or you should be looking elsewhere. Remind him that if he lists the property with an estate agent he will pay a percentage of the cost as a fee, which he won't need to with your offer.Note: Unless otherwise stated, my property related posts refer to England & Wales. It is a small firm of builders, he was asking for £325,000 for it and I put in an offer of £300,000 he said at time of putting in offer it was a bit low but he wasn't saying no, and that he would speak with other partners in firm.

I would just ask the builder whether or not he will accept as you are looking at other properties.0
