House by rail line

What rights do people have buying in an area that will be heavily affected by the proposed HS 2 rail line?

About to exchange and solicitor has said it wil run nearby.
Obviously not due to run until 2027 (?) but just wondered if we would be protected the same as other homeowners or if we'd be stuffed as we knew of proposals.

    Thanks - just worried now what if we can't sell because people are put off by the train? could we sell to government then or not protected?
    So frustrating as the house is perfect we're just worried now!

    No :-(

    The new h s 2 rail linel is going to be built/run in the fields over the back, i presume construction will start in 2017 from the website.

    We had no idea and it's come as a blow this soon to exchange!

    Would we be protected? Does anyone know what it may look like?
    Would you buy or pull out knowing this?

    Why don't you ask your solicitor, who is likely to be a more reliable source of legal advice than strangers on the internet.
  • Would you pay the price you have agreed if HS2 was there now? Its only 5 years until you start having a huge construction site at the bottom of your garden.

    How close is it?

    We've looked at a couple of new builds at different places recently with railway lines at the rear of the gardens and one told us that the house had special acoustic fencing, we thought the sales lady was trying to talk none sense to us so she took us to the house which had regular trains passing and the fencing was actually very good at blocking most of the noise much to our surprise!!!

    Not sure how it worked or what it cost though but it was wooden, it was double skinned with something sandwiched in between.

    Could be a possibility if you really want this house.

  • Detailed maps are already available. I would scrutinise them and think about the construction period (2017 to 2025) as well as when the trains are due to be running.
