Mining Report - Past Underground workings

I have just had a mining report on a property that reports, within the likely zone of influence from workings in 1 seam of coal at shallow depth, and last worked in 1939. There are no entries/shafts within 20m
Does the presence of past underground working affect the mortageability of a property, and need reporting to a lender (any conyencers out there!), or does this only apply to Mine Shafts?
The CML provide some update regardig properties close to Mine Entries (w w w.cml.org.uk/cml/policy/issues/6699), but the rest of this article is only available to members.
This area (West Midlands) has extensive underground workings, and most of reports I have seen show the property within the zone of influence of underground working.

Being in a mining area will be picked up by the survey and def at search stage, and reports requested by then lender.

Past underground workings don't normally cause a problem for a surveyor, lender or insurer.
Problems start where there are mineshafts, adits or entries within 20m of the property, then get much worse within 5m.I am a mortgage broker. Some old mineworkings here in Glasgow are being filled in by the council and the owners of the properties above are being asked to pay 50% of the cost of the works - see http://www.stars.eveningtimes.co.uk/mobile/news/home-news/mineshaft-repairs-bill-shock-for-homeowners.19248977
Not sure if other parts of the country are doing anything similar though0
