CORGI Certificate

I'm in the process of selling my flat and have a query about Gas Certificates.

The buyer's solicitor queried:
"Has a new central heating boiler, hot water tank, fire or flu had been installed since 1st April 2002?

If so, a) supply a Certificate from and OFTEC, HETAS or CORGI installer to the effect that the installation complies with the relevant building regulations. OR b) supply a buildings regulations inspection certificate."

I had the old combi boiler replaced in November 2003 by a CORGI registered fitter, recommended by the combi boiler manufacturer, but was not given any certification. All I have is a receipt with the CORGI logo and the installation manual & user guide.

I've never rented out my flat and I thought that I didn't need a "gas certificate" if the work was done prior to 1st April 2005 when the new regulations came in.

Can anyone tell me where I stand and what I can do - without spending loads of money getting a CORGI person in. So far as I know, the installation complied with the regulations in 2003 - boiler efficiency etc, but it is not one of those condensing boilers which have to be fitted now.

    you could get a CORGI guy in to do the certificate for £60-£100. It wouldn't matter that it is not a condensing boiler; it just needs to be installed correctly and safe.

    I guess my question should be: Do I really need a CORGI certificate in this situation?

    would it be worth sending the paperwork you do have to your solicitor to see if that would suffice :confused:

    Thanks JennyW, that is what I did, but unfortunately my solicitor seems not to have forwarded it and now a further query has come back from the buyer's solicitor asking me to forward the certificate (which I don't have).

    Your installed probably failed to notify CORGI (as I have had happen). You can try asking corgi first if it was notified (a cert. can be reissued) and if it hasnt been, then make a complaint about the installer. Im not sure what corgi will do about it (let me know if you find out as Im about to go the same route).

    Kingkano, I really don't want to flag this up as an issue to the new buyer as I believe it was fitted correctly. Did the fitters *NEED* to register with CORGI and provide a certificate to me under regulations active in November 2003? I know they would now, but I'm unlcear about the situation in the past.

    i guess thats a tricky one. I'm not sure because of the date (mine was last year). But then the buyers might ask for a safety inspection cert or when it was serviced recently? I believe you can always tell them to pay for it though (ie sell it basically as seen).

    Good afternoon: You do not need a Building Regs certificate for your installation (pre 1 April 2005). However you could be required to provide this
    http://www.hotwaterlimited.co.uk/Benchmark.pdf and as a good will gesture, a Gas Safety Certificate. The Benchmark book will have a record of installation as well as service history...this should have been completed by the original installer and left with you...contact him/her.

    I don't think Corgi do much to be honest, unless they have loads of complaints about one guy then they may look at withdrawing his registration.

    When I last called corgi for an update they still had not heard anything from the installer and he was registering other installs, so not sure why he has not registered mine :confused: . They basically told me they cannot do anything unless he informs them of the install.

    I am going to give it a bit longer then call the guy direct (again) and ask him why he still has notified them and if need be I will do as canucklehead suggested and take him to small claims for building control cost etc.
