    Yes and yes.
    Letting agent dropped fees to £60 this time, but said they'd have to cough up the full £120 in 6 months time again; and if that wasn't satisfactory they'd be pleased to accept my friend's notice.

    Maybe the agent (and landlord? unlikely!) would " be pleased to accept my friend's notice". That does not mean your friend has to give notice!

    Just ignore them completely. Move to a Periodic tenancy. Pay nothing (except the rent of course!).

    Oh - and talk to the landlord.

    Yes, that's what I said to him. So I was right after all. That's what I wanted to know, thanks :-)

    Turns out his flatmate did cough up the fee for both of them in the end; and my friend intends to be moving out in 6 months anyway. He's still going to try and contact the LL about it, though, in case its just the agency acting behind his back.

    Ultimately, this is completely unnecessary as the tenancy continues anyway. The letting agent only want it to line their pockets; if the landlord wants it, then why shouldn't he pay for it? If, as I said before, the security of 6 months at a time is worth £240 a year, then the tenant could request it and pay for it. If I wanted to renew my AST for another 6 months and not just let it roll on, I wouldn't expect the LL to cover the costs, because its me requesting it!

    Most telling phrase emboldened. Ignore the agent, don't have to pay, don't have to sign, don't have to hand in notice. I would however tell the landlord that the agent is attempting to bully or manipulate their tenants into paying spurious charges or moving.

    Even if they're not acting behind his back, they might well have convinced him that the contract must be renewed every six months - after all, they've managed to convince your friend that he needs to pay when he didn't.

    Yeah, I explained it all to him, and that the agent may have been lying to the LL too.

    Sigh! I despair! And I bet said flatmate will continue to moan about how expensive renting is/unfair life is/broke he is / whatever.

    Whilst I get angered by EAs who exploit and take the p*ss, I also have little sympathy for landlords or tenants who roll over and let themselves be exploited and have their p*ss taken!
