If the LL has not got a jointly signed inventory they will be hard pressed to justify the proposed deductions from anyone's tenancy deposit. The LL has to be able to adequately show what the condition of the property and its fittings etc were at the start of your tenancy.

Check that deposit registration - it is important that you do so.

I am pretty sure I read the thing about 1 month and six months and that is how they explained it to me at the time .also they advertise the place as only having to give 1 months notice .

I have welcoming letter form them ,but will get my tenancy agreement asap .i could ask them if the would email me a copy I suppose tomorrow ,as I wont be back over till at least the weekend .

In the welcoming letter it says to following their exact wording their mistakes and all this time ,not mine for a change lol .

The deposit protection scheme will be holding your deposit, please refer to your tenancy agreement for further information. You should received information regarding your deposit being held form the deposit protection Service shortly ,please place this document in safe keeping .

Well I have no mail in my mail box at my place so this never came and I have been staying here about 3 months now although right now i am mostly helping my mum .i expect to be fully in my place soon for good so long as i am not going to get charged for everyone's damage .

I am wondering if I should leave it until they confirm they will deduct this from my deposit .But for now arm myself with the correct information should the worst happen .

OK your e-mail sounds more stressed than angry which is good, you've simply denied causing/ knowledge of any damage to the property. You haven't said anything about the previous condition of the extractor or actually referred to the extractor by name which to me is great because that could pinpoint the damage to during your tenancy. :)

Check with all three schemes themselves if your deposit is actually lodged. If it is not they likely won't be charging you for anything!

Thanks a lot I will check all these things .

I do not use the shared area very often if I can help as it is not very clean and my room has an unsuite . I never referred to the damage as I am not that familiar with what all the extractor or extractors look like if there is more than one in the kitchen nor can I remember what it looks like .

In a way i wish I was over there now so I could see for myself .I would like to know if it is deliberate damage or just normal wear and tear .
