So you hoped to exchange contracts within five weeks of instructing your conveyancer? That was never likely to happen, no idea why your solicitor said that was reasonable. Virtually everything has to be done and dusted by exchange! Completing by mid December was possible if you were willing to exchange a week before.
Three to four months from start to finish is standard, flats tend to take longer because of queries to the freeholder, chains also slow things down. You aren't to know this as an FTB but you'd have been a week ahead if you had your conveyancer on standby.
When you have asked him again have you just asked about the date for completion or for exchange? He may have forgotten you want a fast exchange yet a slow completion.
Also aware that had we had the solicitor in place before the offer it would've saved time - we honestly didn't expect to find somewhere we liked so much so quickly, so things sort of spiralled very quickly at the start.
All very helpful to know though - I think I will cut him a little slack having had the responses I have today. I'd rather he was thorough and we had to wait an extra month than he missed something and we had to pay/live with it.
It just frustrates me in this day and age not getting an almost immediate response to fairly straightforward requests, and not having regular updates. I'm happy to accept that I am just an impatient person though!0 -
A lot of solicitors don't help themselves... To some the concept of keeping their client updated once a week is totally alien but in many cases prevents them getting progress requests meaning pulling of files and delayed answers to irritate their clients even further0

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should

15 December is a Saturday. I'm also looking to complete around the same time, ideally on Friday 14 December. My offer was accepted on 18 October, conveyencers appointed 27 October with all the paperwork returned on the next day. My mortgage offer came through on 6 November the same day draft contracts were received. Searches went off yesterday. I hope to exchange by the end of November. I'm doing a PX with a developer so this should be fairly straight forward............
I'm getting frustrated as whenever I call up I get somebody reading through my file and I don't get to speak to the actual person. I sent an email a week ago about how to transfer funds ready for exchange and I've still not had a response. Grrrr. Testing my patience.0 -

Well this is what I wanted clarifying - yes, we received a mortgage offer, as you'll see I stated in my original post. It arrived together with the mortgage valuation.
The exact wording as follows:
11. Repairs recommended as a condition of mortgage - This information is for our guidance in assessing the mortgage advance. It will be used in making a lending decision.
Instruct a qualified electrician to inspect the electrical installation and carry out recommended works
Now to me, something is either a recommendation or a condition - not both.0 -

I heard back from the solicitor today (unsurprisingly just after 5pm). The lender has clarified that no money will be retained on the basis of the recommendation, so we're going to press ahead without an electrician checking things out.0

I accepted an offer on my property on Oct 23rd and we are close to exchanging contracts and completing. This is a FTB chain free. As the vendor i've been on the estate agents and solicitors case weekly if not more, completed paperwork within 2 days. They way i look at it everyday that goes back it's costing me money in mortgage payments as i no longer live there!Win's of 2014 so far-Maxfactor mascara, £50 Pizza Express Voucher, Dr Oetker Pizza, Nuby sippy cup :j:beer:0
