Bedroom rehash - 4 beds from 3?

    For our use it's just an office, I'm already considering using part of the garage as a temporary measure if we do go ahead. For resale it'd need to be 4 beds to make the most of the other work we'd be doing.

  • The plans are misleading so I threw something together in sketchup using their dimensions as a guide, came up with this:

    ..eaves storage in bed 4 would have to come out in order to be useful as a bedroom but that shouldn't be too nasty, room sizes are OK, everyone has a window etc.. Also only stud walls needed so no major works.

    Am I missing something?

    Only if you don't build it with insulation and without security in mind. I think you've somewhat made up your mind - the sketchup plan you've included looks practical but still to me I think you're making 3 box rooms out of what was a nice 3 bedroom when there looks from the front photo to be a nice space to the right of the house to easily build a single bedroom extension.

    Garden offices are also quite common and can be as nice as you want them to be.

    I've made my mind up in the sense that I don't want to spend £30-40k for an extra bedroom (assuming I build on top of the garafge somehow) that can be achieved (unless I've missed something) for a couple of thousand. It's not a mansion so 1 large bedroom, 1 OK and 2 smallish (is 2.7x3m really that small?) is perfectly acceptable IMO.

    Garden offices that are nice are a fortune and of limited appeal on resale - I looked into that option for my current property :-/

    ...means I'd have 1 large master, 1 decent double (albeit with some height restrictions due to eaves) and 2 pretty generous singles which I suspect would fit a small double at a push for occasional use.

    For the outlay I'd be very happy with that I reckon!

  • My flat is a 3 bed with 2 "generous" singles by that definition, and I hate how tiny they feel. From the pitch of that roof it also looks like the "decent" double would have very little head room. Have you considered how furniture other than a bed will fit into the rooms i.e. a wardrobe and a couple of sets of drawers?

    IMHO, I think you're trying to squeeze too much in and it will put buyers in the future off. I would tend to agree with Jaynne that you could potentially "ruin" the house by doing this.
