Roof claim refused - surveyor blame Maintenance ???

    I know must flat roofs should ideally be inspected every 10 years or so I'm not sure on pitched roofs.

    Yes storms can cause damage to a new roof but if the roof is not structurally sound the damage will happen a lot more easily. Your responsibility as a home owner and also something that you often have to confirm when taking out home insurance is that the house is good state of repair.

    If you have not minted your roof then it's not in a good state of repair in the eyes of the insurance company.

    We had a claim turn down ourselves for the exact same reason

    Flat roofs often have a lifetime of ten years, ideally they should be checked every couple of years of even more frequently as they near the end of their life.

    It can save a lot of hassle if you keep documentary proof of the inspections eg if you do it yourself use a digital camera and try and get the front page of a national paper in one of the pictures or if you use a roofing company to check ask for confirmation of their check in writing.

    I thought even a full survey had so many caveats in it's results that you'd not be covered even then?

    Not reassuring really as I'm with SW as a house & contents so anyone reccomend a more generous insurer in relation to roof repairs?
    I was going to get my (ex repo so nothing done in the last 20 years maintenance wise that I can see!) house's ridge tiles replaced (couple are cracked -seen through Bino's) and the guttering etc cleaned of moss last year but left it as I was a bit strapped at the time and thought 'oh well 'insurance will pay out if worst happens...oops!

    Best get a 0% purchases cc as well I'm guessing JIC!
