Small Bathroom upgrade

Would appreciate thoughts on budget for this. Not looking to cost cut but would like a view as to ballpark budget based on average quality fittings. Don’t want to get quotes wasting tradesmen’s time if we do not have enough readies.
We have a small two bedroom semi built 83 (not a quality construction). We will be living here for 5 to 6 years before even thinking of selling so want to enjoy it.
The small bathroom is typical of such properties being an L shape, 6ft by 9ft, with the airing cupboard forming the L shape (access outside bathroom). It has cheap fittings and the wall and floor tiling are shoddy and need attention.
We would like the bath, basin and toilet replaced with a shower (no bath, current shower in bath driven by pump in airing cupboard), basin and toilet. The walls and floor need all tiles totally replaced.
We also want the pipes currently running along the wall to be repositioned below the floor. The pipes from the shower to the soil pipe vertical shaft, via the basin, run 8 feet. We also need an extractor fitted as we suffer from condensation. The hitting is supplied by a towel rail type radiator which does not need moving or changing.
If anyone has had something similar done and could give an idea of cost it would be very much appreciated. Also should we consider buying everything and then getting someone to fit it?

you might not be able to run the waste pipes under the floor, if the joists run the wrong way there is no way they should be cut for that size pipework, you need to get 3 quotes from people who have seen it & exactly what you want, then you can decide if you have the req money or not or just need to cut back on the fittings & tiles price. ps don't tell them you aren't sure if you can afford any of it.I'm only here while I wait for Corrie to start.
You get no BS from me & if I think you are wrong I WILL tell you.0 -
Your location will affect labour costs etc, so whee in the country are you based?Eat vegetables and fear no creditors, rather than eat duck and hide.0

Tx South and Phil.
We are in Hampshire so quite expensive I guess as areas go.
I guess I would like an idea which bucket it might end up at:
£4000 to £6500, £6501 to £9000, or £9001+
Clearly we could just replace the shower and get a few tiles replaced. But we will be replacing the boiler with a combi and thus remove the emersion from the airing cupboard. One idea is to put the new combi in the airing cupboard. That will give us a bit more storage space that in a small house is vital. That got us thinking that if we went the whole hog then no bath replaced with a showr would give us even more space.
The joists run in the same direction as the pipes so hopefully under floor would be possible. Seems more comfortable than a raised shower base.
The quote for all the gas rerouting and boiler replace is £2500 plus VAT. That includes everything including carpet relaying.
But that has left us with limited funds.
Thanks guys :beer:I believe past performance is a good guide to future performance :beer:0
