    There's nothing wrong with putting in a cheeky offer. We've only been on the market a week or so and we've had a cheeky offer from someone who wanted to take our house off us for 82% of the asking price. He wanted it as a buy-to-let and didn't even want to view the property.

    He was told to get on his bike and do one... :rotfl:

    The point is that a properly-gauged offer never needs to be cheeky.

    Put it in writing, with the reasons why you've offered that much. Keep it business-like and non-personal.

    Of course, if it's only what you can afford, or a figure simply you've plucked from the air, justifying a figure will be much harder.

    What is the definition of a cheeky offer? To me it is offering well below the market value on the off chance or because you think the vendor is desperate. If you can demonstrate you are in a strong proceedable position and that you have thoroughly researched the market then you are a serious buyer.

    If the market value is well below the asking price it is their asking price that is cheeky! It's no secret I think this causal method of offering through telephoning the agent does not give you the best chance of demonstrating you are a serious buyer.

    Agree with FireFox.
    Any offer should always be made in person to the agent not over the phone, this way you can gauge the reactions and response of the agent and display how serious you are etc.
  • Speaking personally (ie as someone whose house will be on the market soon) I have already decided that anyone who makes a "cheeky offer" - though they can see the house has been fairly priced and I've figured out they can afford this "fair price" will be laughed out of court (thats if I'm being tactful). If they catch me "on a bad day" with a cheeky offer - my reaction will ...ahem...probably be a little "blunter".

    Anyone who makes a "cheeky offer" on a fairly-priced property deserves never to be considered again as a potential buyer IMO and I personally would feel too worried that they might come back with a "fair" offer price that I accepted and went ahead with selling the house to them - only to find that they subsequently tried to gazunder this price nearer the time and I'd have all the bother and expense of "chucking them overboard" and marketing the house all over again and the "cheeky" one would have wasted my precious time and money.

    As far as I'm concerned - if the price is fair the price is fair and the asking price should be paid without quibble. I will only "make an offer" on the house I am going to if I genuinely think the house is overpriced and unfair to buyers. If its a fair price in the first place - then thats what I will be offering for it.

    So you are only interested in potential buyers whos first offer is at your asking price, which you or your EA have decided is the "fair" price.

    In the current market, you may need a little luck with that as a negotiating strategy.

  • I don't think your offer is cheeky at all. Property in Croydon is selling well at the moment if it is priced correctly. I think that this is well overpriced. Take a look at the one in Bynes Road at 237 000. it has an upstairs bathroom, conservatory, is nicely done up with a big kitchen and it still hasn't sold. I would go in at 200 000 personally, and not pay more than 210 000.
  • I also don't think the offer is cheeky at all. I got 20% off my house recently and I suspect I still overpaid a little.
    moneyistooshorttomention states he/she will laugh at low offers. In a lot of cases though, it's the vendor who gets laughed at by getting no viewers and it often takes a year or more before they realise their idea of a fair price does not match the market price. There are hundreds of threads about just this on the forum already. Still, difficult to get huge discounts when a house is just on the market unless the vendor knows they are chancing their luck with a high asking price.
    Put in whatever offer you like. It may annoy the vendor but it may soften them up too.
