Anyone used the property ombudsman to get out of a house sale agreement?

Read the contract you signed, exhaust the estate agent's in house complaints procedure, ombudsman are there as a second layer of protection for if you fail to reach agreement not as a short cut. Try moderating your language (forget 'threatening' and 'screwing up') and pick your battles, putting up a sale board is hardly crime of the century unless they damaged your property in which case the issue is the damage not the permission. I would list my complaints to the EA, ask them to pull their finger out but I would stick with them to ensure there was no possible come back on me. 2 weeks is a very short time and details are often incorrect at first. After the 20 weeks sole agency contract you can use some one else after giving the correct notice, read the terms and conditions carefully. I have had dealings with several EAs recently and found them to be pretty much the same. Good luck with your sale.0

Actually I specifically asked (ie it wasn't an option) for a sale board not to go up for 2 reasons a) because I didn't want to as I didn't want my online stats being manipulated by neighbours b) because there are a few houses in the street for sale and I think having the street littered with sale boards gives the wrong impression about the area c) having 150 questions from neighbours every time I step outside the door. Besides, it has no relevance what my reasons were, but the principle that they blatantly ignored a number of reasonable requests (bear in mind they are expecting me to pay them £5k to ignore reasonable requests?).
I actually am offended you assume I cannot put a legible complaint letter together with constructive English, and for your comment about the open day after a week, it was the AGENT's SUGGESTION not mine. He knew I was after a quick sale so given that I am not a qualified in this field assumed they were the expert. Wrongly, so it would seem.0 -
