    I'd just like to add, that if you do manage to buy this place (or if you fail to due to the EA), I would lodge a complaint (cc.d to the OFT) to the NAEA stating that the EA refused to hand over your offer unless you went to see their MA.

    If it’ll make the sale easier all round, why not just go and speak to the MA? You could even do it over the phone.

    Its easy to go in with all guns blazing, reporting people to the OFT / EAO, but it might just result in you losing the house.

    If you wait until you take up occupancy of the property, and start stirring things up then, you will risk alienating the EA to the extent that when you come to resell the property in years to come he will have the knives out for you, telling potential purchasers to avoid you like the plague.

    Life is too short to get upset by things like this …
