Cleaniness

Good afternoon

My private landlord for my assuered short hold tenacny is a bit of a cowboy. I have most of the issues under control but I would like some help with this issue.

When I moved from my previous place owned by the same landlord I cleaned the flat top to bottom. when I moved into this new place, it was a complete state and took me two days to clean. I am aware I was in my right to hire professtional cleaners at the time and bill the landlord, after expressing my unhappiness to the landlord he said if you dont like it dont move in. At the time if I didnt move in here I would have been left homeless.

MY question is, am I still enititled to charge the landlord for the cleaning of the flat, despite that I have cleaned it my self, been living here for a few months now, and is there any expiration date I would have to charge the landlord by?

I have read up about off setting rent and it can be a dangerous game. I think morally this is fair. But would i be within my right to off set the rent and charge two days of cleaning?

    I don't believe that you do have the ability to charge the landlord.

    The cleaning that you did was for your benefit only, and your obligation to the landlord is to return the property at the end of the tenancy in the same condition as it was given to you (subject to fair wear and tear).

    You also are unable to prove the level of cleaning required, as you have no independent assessment (i.e. professional cleaning company estimate or bill)

    I have two independant witness who can testify to the state of the property once I moved in. I fully intend on leaving the flat in a worse state than he gave it to me as I have had enough of dealing with him and there was no official inventory taken when I moved in (I have taken my own and gotten two witness signatures).

    I did read in other places that if the property was dirty / unsanitatry and I also believe it was fit for inhabitation at the time. In other places they stated it would be in your right to charge a landlord if the place was a sate. But I trust this forum more than most.

    I am unable to prove the level of cleaning that was requires apart from witness statements. I was going to ask three companies how much they would charge and then deduct the average price.

    Whoever told you this is wrong. You have no right to do this. Your only right is to return the property in the same state as it was left in.

    As above you have never had 'the right' to do this so there cannot be an 'expiry date'. You can certainly try and ask the landlord to contribute or pay for cleaning - but there is no obligation for the landlord to do so.

    LOL even if that is the case as my deposit isnt with any protection scheme I just wont pay him that last 4 weeks worth of rent if he doest kick me out, I also know due to my deposti not being protected that he would have a hard time serving an evication notice.

    As for photos, Yes I took photos of only the floors and cookers, I had been awake for two days and my mind wasnt all there. I should have taken photos of the wholeplace.

    just to note there are still repairs that need to be carried out 6weeks after moving in. He has had people around to quote the jobs but cannot give me a date when this is happening.

    It didn't cost you anything, so there is nothing to bill even if you could.

    But feel free to leave the place in the same state you found it! (you did take photos, right?)

    Thank you, I was doing some more research before the reply and it seems common courtesy to have a clean place and not legal.

    I am already planning on leaving the flat in a worse state than it was given to me in as the landlord attitude was completely applaing

    It cost me cleaning matrails, I sued a whole months supply! lol!

    yes I did take photos, but Im assuming that I am not allowed to chuck paint all over the floor -even though it was like it when I moved in and I have since cleaned

    IMO you sound like the f***ing tennant from hell....

    if you know he was that bad a land lord (is he, or going by your attitude on here, are you sure its not you who is the bad tennant), why the hell take one of his properties? im sure his was not the only property up for rent in a 40 mile radius of where you were before.

    his view of "if you dont like it dont move in" is right in my opinion...
