Hi.assuming you are/were on an Assured Shorthold lease...which apparently...and sadly, is the most common type in this country, the landlord can only terminate the lease after giving you 2 month's notice to quit.
However, bear in mind, the LL would then need to find another tenant.......so, unless the LL has some real issues with a tenant, it is better business sense to keep folk in situ.
However, some lets are in properties which were previously up for sale, with no bidders...and are let out to keep a reasonable income flowing......once the LL decides the market has improved, then out goes the tenant!
I would urge all prospective tenants to consider this aspect when viewing a property.
Sometimes, an OR will accept as evidence, continuous standing orders as proof rent has been paid, and no arrears are evident.....bank statements can show this.
A major flaw in the UK's renting system is the deposit....with certain letting agents, there is a definite aim to retain deposits, on the grounds of having properties 'professionally cleaned' or 'decorated'....!
Getting an agent to release the deposit especially when the [ex]tenant has made every effort to leave the property spotless and clean....can be a nightmare, and require extremely firm handling! I believe many letting agents see the deposits as a way of getting 'work' for their contractors.No, I don't think all other drivers are idiots......but some are determined to change my mind.......0 -
Hi thanks for the reply myself and my daughter have been in the property now 18 months never been late on the rent and she recently did an inspection which was fine and extended the lease to July next year so if she did find out and decides she wants me out how much notice do I get?? I pay 575 a month will the OR think this is too high and make me move to a cheaper place - can they do that?
I do believe that some tenancies have a clause in them that state that you can be evicted if you go bankrupt: Some landlords consider a bankruptcy associated with the address a blight on the property. (Even though, debt or bad credit is generally attached to a person and not a house.) However, on the whole, it would be a foolish landlord who would make a person leave, if they are a good tenant, looking after the property and paying the rent on time. And some O.R.s don't even tell the landlord, so you really are in a quandary.
To be honest; if it was me, I would tell the landlady that you are thinking of it, but it will not affect your ability to pay the rent (indeed, when you're free of your debts, you will have more money - as long as you don't get landed with an IPA!) I am sure she will be OK - and is more likely to be understanding if you are up front with her.
Re the OR making you take another 'cheaper' home. I doubt it, as £575 a month is perfectly fine. Me and my hubby have just one child, and we went for a 3 bed house, that was £600 a month, and we technically only needed a 2 bed! Nobody questioned it at any point. And £575 is not a particularly high rent, so I am sure it will be OK. If it was something crazy like a grand a month, they may question that, if there is only 2 or 3 people in the family.0 -
Hi the bungalow we are in is the land lady's own house I.e she moved out the day before we moved in - she moved in with her long term partner, my land lady is a mature lady and has been with her partner years. I currently pay her cash directly to her each month it is a standing order out of the bank which she is fine about, I get paid weekly so take out any unallocated cash each week so I know I have the rent to hand will the OR have a problem with direct cash payments????0

No reason on earth for that to be an issue. We have always paid in cash through the bank, into the landlord's account. You'll be fine honestly. xxx0
