    Couple of points - one is that intelligent LLs do update HMLR when they move to a new address, usually as an anti-fraud measure when the property is to be let out.

    The second point is that it is possible that your LL did not seek Consent to Let from her lender (assuming the property is subject to a residential mortgage) HMLR records show who the Lender is. You may want to consider sending a copy of the tenancy agreement to the Lender.

    ....You should not warn off the LL right away. Download the land registry title for the property (4 quid). .....
    Just for info, the land registry has recently reduced this fee to £3.

    Your landlord should have changed her address for the serving of notices with land registry when she vacated. As already stated it will also list the lender which is useful information, IMO on both counts worth exploring for £3.

    The landlady sent us the money last week as promised.

    Thanks for the advice folks. Wish we'd gone through her earlier.
