    My mum spoke to the lawyers this morning and fees on the sale would be approx £600 which is a lot cheaper than we expected. The survey is approx £400 for a full one.

    We are meeting our financial advisor to sit down, with my dad!, to go through the figures.

    Then the plan is to simply put in the cheeky offer 10K below the asking and gauge their reaction. We've been told that its hard to shift houses in this village which is in our favour as Im thinking long term rather than a quick turn around n resale!

    Its because I posted on here about another property I was interested in. But I investigated the logistics of it all and it turned out to be a lost cause.

    I didnt realise as a buyer I was only allowed to like one place and secure it first time.

    I need advice on buying and im getting it which im thankful for. We all have to start somewhere. This week is the stage where my mums been helping me get info from lawyers, estate agents and financial advisors so i see it as a big step.

    We are meeting the financial advisor this week to speak about the "future" for me, but the point being that it will help as all understand the commitment required to buy something at approx 100k.

    My mum of course hopes this will sway my dad into backing us with this new house.

    We've already rennovated 2 houses and we are currently working on my brothers which we have gutted and extended.

    We arent clueless muppets so get off your internet soap box and stop being so negative. The internet is full of idiots, dont act like one of them.
  • The only thing that springs out at me from this thread (and I know you didn't ask this originally!) is how tight your budget looks.

    You think that atm you will have £200 spare for food/ Christmas and birthdays/ car and household maintenance/ car tax/ leisure time/ holidays/ tv licence/ utilities/ emergency savings, not forgetting moving costs, etc. Your current social life of snooker, pool and nights out with your mates costs you about £100 a month based on the figures you gave. If you think you could cut this down +/ manage your other outgoings with the other £100 then great......... if it were me I'd be going through Martin's budget planner very carefully indeed.

    If you are not going to live there and you are not going to let it out you will get problems with the insurance but that is mild compared to the mess left when it gets full of squatters.

    Whether or not its lived in isnt really essential at the moment. I wouldnt have to pay council tax on it for the first few months anyway.

    I would be in the property everyday presumably, working on it etc.

    We are now at the point where we are waiting on the estate agent to call. My mum says if they get an offer, or even if they dont, the agent will call us to ask what we thought of it. This happened with my brothers house, we got a call over a week later and luckily we ended up getting it.

    But im nervous i will see an "under offer" tag beside it on the net in the next week or so.

    They will definately phone right? Or should we definately bide our time before putting an offer in? albeit a cheeky low one?

    I'm confused, why do you want to buy a house but not live in it? Or do you just mean temporarily while you do the major work? And how are you going to pay for the work if your budget is so tight?

    I thought I could remain at home, avoiding stuff like council tax etc, but northern rock said most mortgages will be based on me being there. And that remaining at home with my parents would breach the contract.

    The reason for staying at home for a year would be to save more money and not be thrown in at the deep end. And also because Im job hunting right now and jobs 4 or 5K above my salary are there if i want them, but Id rather bide my time for one with less hours and in my hometown so i dont have to commute.

    The work I could get on with within the first year would be extremely inexpensive. I could do the 3 bedrooms and lounge first, redoing the skirtings and doors, removing the built in wardrobes (bedrooms) and putting up coving. that would cost virtually nothing. As would moving the boiler into the attic to give the bathroom that extra chunk of space. A bathroom sweet only costs a couple of hundred if your fitting it yourself which i would do. Those sort of changes are peanuts, a sheet of plasterboard is only 8 quid and i know where to get timber for practically free.

    Even drylining the entire downstairs workshop/garage would be cheap. As would the electrics as I can do most of that myself and i have 3 mates who are sparkys as back up.

    The biggest expense would be the heating which is definately in need of replacing. but again liek with my current and last house, my dad and i will buy all the stuff and fit it ourselves.

    I really need to stop thinking about it though because it comes down to the price and we have to play it by ear.
