£250k house plus fixtures and fittings. Advice please.

    Doesn't matter what they're up for, it's what they sell for. Chances are it's priced at £269k to get £250k.

    It's not your problem how much money the vendors need to move, they must be aware that their property is priced close to the stamp duty threshold and therefore any offers they get are going to reflect this.

    Its your choice.... pay £250k and £2500 stamp duty or £253k and £7590 stamp duty..... I know which one I'd want to go for!

    Indeed, but the Estate Agent is so keen on schemes that I know he will find somebody willing to do one of them soon.

    It is rather annoying that the honest have to compete with the dishonest who will probably get away with it.

    I know. More searching over the weekend, and a lack of options, leading to desperation.

    Its just lack of supply pushing prices up.

    How about this scheme for the EA - they reduce their fee enough for the seller to afford to sell at £250k.

    You should be buying a house you intend to love and live in for ten years, so don't spend hundreds of thousands of pounds in desperation. Alternatively you might be trying a shorter term flip for profit, in which case you don't want to overpay £5K.

    What the estate agent wants and what any decent solicitor advises are two different things, it could take years to find someone who loves the house, is gullible enough to accept the scan and doesn't have anyone advising them not to engage in tax evasion.

    Have you looked at the other house 2 doors up? Could that be a realistic alternative for £250K? Is it on with a different agent?
