Should I be bothered to get house buyer report if house was built on 2006?

We did ... though the surveying company asked why we were bothering! I suppose it gave us some comfort that the house was ok. I guess anything major would have been picked up by the basic valuation??0

I will be a cash buyer, so no basic valuation will be done by bank.0

Is there an NHBC? Has it got Building Regs sign off? Is there a large crack from roofline to foundations on the laft hand external wall, mirrored by a crack internally?!0

Haven't seen a crack on anything in suspicious.
I am not sure if it under NHBC. I would wait for confirmation. However, I would assume it has some warranty as it is a development of 20 - 25 houses.

I have just bought a 6 year old house. It has NHBC, only settling cracks, and builders regs. I decided to get the mortgage valuation only. Got a copy of it the day it was done and, if I am honest, it was the cleanest report I have ever seen (used to be a mortgage underwriter).
If there was no NHBC/Building Regs I would have gone with Homebuyers. Although I would also be questioning why not tbh.Grab life by the balls before it grabs you by the neck.0 -
We bought a 4 year old house a year ago - it has NHBC etc.
We were cash buyers and didn't bother with a survey. If we had needed a mortgage we would have a valuation survey carried out.
We had a good look round the inside and outside and there appeared to be no issues - and in fact there have been no issues other than a piece of loose guttering which took 10 minutes to sort out.0 -
My old house was built 2006 and the buyer didn't get a survey done.
Although because the house was built so badly I think they should have!0 -
I would.
The reason is that I know of quite a few properties less than 10 years old that had lots of faults when they were built. Some were in the local papers.
However personally I would probably spend more time checking the area the property is built on. Apart from the properties that were built on land were other buildings use to exist i.e. large old houses, hospitals, schools, lots of new builds around me are are built on flood plains or industrial land. The ones on industrial land have contamination or vermin issues.I'm not cynical I'm realistic
