tenants being awkward with moving out...

their contract is up and we have put our property on the market up for sale. i had rent insurance until last month but seeing as they had only 1 and a half months before moving out i htought no point renewing the rent insurance on this and guess what the tenants then decide (they dont know about rent insurance) to not pay!
i believe the reason is that they wanted to stay on as the wife said how much she liked the property on wanted to stay on. and i think if the price had been right she woudl have bought it but it is on for more (they have come from a cheaper part of the world). So i think they are p...off.
though we are now financially struggling because they have not paid us. I would rather get the house visited by agents. The tenants have only allowed them to come into the house from monday to thursday - though in their tenancy agreement this says otherwise.
what are other landlords or other people's thoughts on this? what would you do?

your contract seems illegal, your tenants have the right to quiet enjotyment and surely they dictate who comes in and out of thier home.
Have you given them notice - 2 months ago? Or were you just expecting them to move out at th eend of thier tenancy?:beer: Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.

To me it looks like a case of bringing them to court with an eviction order!
But whether the property will be left immaculate is another matter!:eek:0 -
first thing you need to sort out the rent .
second thing can you sell it with a sitting tennant0 -
What have you said to them about not paying? Perhaps popping around (with 24 hours notice) and asking them about why they haven't paid (nicely!) might help you understand their situation. Communication is key.

if they had not defaulted on payment we were goign to offer them a discount on the rent too. so now they owe us money but as i say i prefer to sell now. i would rather have them gone so not interested in selling with them in it as they are in breach of their contract when we have been very very nice landlords. just show you hwo they also take advantage. i always said to my partner he was too soft and they have treated him really badly. good poitn about the time to privacy - but i must say he said he would be there one minute and when people turned up he disappeared!!!!
